One of the things I like to do to set me apart from other realtors is being big on information, education so my clients and future clients can make greatly informed decisions. So I'd like to take an opportunity to clear up a huge misconception I've heard from people including other realtors, that is on Property Taxes and a 1031 Exchange. Some believe that the 1031 Exchange is for taking your tax base with you to a new property, this is FALSE. As a matter of fact a 1031 Exchan...ge has nothing to do with Property Taxes, the first clue on this that it's a Federal Tax Code, IRS Code 1031, as some of you may know thankfully the Federal Government does not charge any type of property tax.. All Property taxes (or millage rate) are local from your County/City overseen by your particular state and them alone. I'll explain more about what a 1031 Exchange is for in another post but just know, it has NO bearing on property taxes. In the state of California there is no way to take your current property tax base to a new property unless you're a senior citizen and are in a county where Prop 60/90 are available and you can only do it once in a lifetime, there is also a special program for disabled vets. Other than that you will be assessed based on the purchase price of your property here in CA. (Other states have different laws) So in short you can't use a 1031 Exchange to take your Property Tax Base with you or even generally speaking here in CA, but I can help you strategize for that when purchasing a new home.
