I believe all y'all need to know this. 1. If Biden wins, one of his plans is to increase taxes on the sale of capital assets (like real estate). This could be expensive. 2. More bad news: Another target is the elimination of the Internal Revenue Code 1031...aka Tax Deferred Exchange whereby an owner of an income producing property wanting to sell can buy up in value a "like-kind" property (held for investment) in an exchange escrow and move their net proceeds into that nex...t investment, with no taxes due at the time, only deferred. That may be going away. The good news? I know of another option to defer taxes I'm willing to discuss. 3. More Bad News: There are many more mortgage loan defaults (late payments which may simulate initial foreclosure proceedings). More good news: many of those in default still have lots of equity in this "hot" sellers market. Some are taking advantage of the new "stay at home work options" and our expertise in helping them sell here and buying out of state a much less expensive property. Constrution hiring surged in May, after an accelerated pace of layoffs in March and April. The 9.6% hiring rate was the strongest in the history of the JOLTS data (since at least Dec. of 2000). Great news....comsumer confidence is pretty good. There is optimism which may reflect both the public's and builders' belief that President Trump will get re-elected.
