Inland Empire Real Estate Market Update Summer 2020 The use of VA home loans are up 117% since the beginning of 2020. Great time for our Veterans to by a home with interest rates so low. The market in the Inland Empire is sizzling right now!!!!... In order to have a chance buying a home right now you need to have be super ready. No lose ends. Everything must be done for getting your loan. All of your paper work needs to be in with the Lender for review. Most Buyers are having to to submit 4-5 offers on different homes in order to get a offer accepted. Low inventory of homes for sale and low interest rates are causing this type of market behaviors. Don't get too frustrated with the process of Buying a home. In the end remember that owning a home is better than renting. Most importantly you need a strong Realtor to be aggressive in finding the property when it hits the market and negotiating a purchase for you. https://magazine.realtor//21/va-loans-surge-to-best-year-e
Let there be light. The consumers have spoken. The size of windows and the amount of windows in a homes is highly desired in a home according to this recent survey stated in this article. https://magazine.realtor//home-features-americans-consider Makes sense. Natural light is the best and is good for us.
This is why it is better to own a home than to rent. Who wants to deal with Landlords forever? You never know what the rental market rates will do. For the most part rents continue to rise.... https://www.forbes.com//covid-effect-on-rental-markets-p/
https://managecasa.com/ar/california-housing-market-report/ Home sales are the highest they have been in 40 years. What? Who would of thought that with this crazy pandemic we would see homes sales so high. Especially after the drop in May. CA Real Estate is always moving. The low inventory and low low interest rates are keeping the market hot.... We need more Sellers right now. Good time to buy and sell.
Even in crazy times when the economy is uncertain we still have a huge affordable housing issue. New building is taking place all over the country. States are loosening requirements to build homes and additions. With the populations increasing having more affordable homes is very important. For this reason investing in real estate will be beneficial. ... Rents are at all time high and do not show any signs of lowering. Here is a link to a home in San Bernardino that has a detached garage that could be converted into a ADU (additional dwelling unit). https://matrix.crmls.org/DE.asp?ID=67672634591 I wanted to show you an example of how a property can be leveraged.... This home will sell very fast because it is in good condition and the lack of good homes on the market.
I just wanted to share the updated law on building ADU (additional dwelling units). It was updated January 2020. It really has relaxed some of the guidelines required to build the unit. ADU's have a great return on your money. I am currently trying to see if I can do one. Below is the link to the state law. ... I found it very interesting. https://www.hcd.ca.gov//docs/ADU_TA_Memo_Final_01-10-20.pdf
HANG IN THERE! COVID 19 may have your spirits down. Guess what else is down? Interest rates!!!! ... 30 year fixed is down to 2.9% with some banks. Rates have't been this low in years. I am currently refinancing my home to a 10 year note at 2.65% with Chad Foland! I use him for all of my personal deals. If you are on the fence buying a home this may be the deciding factor. Despite all of the COVID issues the local Real Estate Market is moving along very nicely. Check out my Uncles super cool car. This is a Dodge Challenger Red Eye wide body. It has around 775 Horse power!! Yeah Buddy!
Great info on COVID19 and mask and glove use!
Gray interior are falling by the wayside says interior design experts. I just painted the inside of my house a kind of gray 3 years ago. I am out of style. Great lesson for me to be content. ... We have a huge shortage of homes available on the market. The entry level homes are the homes that have multiple offers on them. If you are looking to get a bigger home now is a great time to upgrade. Interest rates are low and the supply of entry level homes is very low also. This will create a frenzy of buyers when listed.... I just put a offer in on a home in Redlands. The list price was $399,000. We heard from the Listing Agent that there were multiple offers on the property that were above list price. My client offer $421,000 and still didn't get the deal. If you or anyone you know is looking to upgrade feel free to contact me. My personal cell 9097251992

Most people think the first step to buying a home is to find a house. Acutually the very first step is to talk to a bank and see how much you want to spend on a home. By doing this you will have a better idea of what you can afford and will know what to look for. Once you do this call a Realtor (Me) and start looking for homes.... If you need help finding a good Lender (bank) to see how much you can afford. I have a list of prefferred Lenders I can reccommend.

#quicktip This time of year rodents can cause problems. Specifically to pool heaters and above ground spas. The Rodents like to crawl inside behind the walls of the pool heater and above ground spas. They are just trying to keep warm. But they end up chewing on the wires and mess up the device. ... You can set traps and wait, but what I found to be the best solution is to put mothballs on the inside of the heater and spa. The rodents hate the smell and don't come back. Hope that was helpful.

Inland empire what is a EMD? Ernest money deposit is required when buying a home. The deposit needs to be 1 to 3% of the purchase price. The deposit goes towards the total down payment on the house.... People always ask me will I lose my deposit. A good real estate agent will protect the buyers deposit as long as possible And will communicate to the buyers when the risk is greater of losing it. #EMD #downpayment #garyveechallenge

Heads up this weekend the 40th annual YMCA holiday boutique. Should be lots of fun handcrafted market for a bunch of knickknacks and cool things to buy.
I was very lucky to work this with the Parra family. They have a great family and a nice house to make memories in.
Why rent when you are so close to buying. I have met so many people who pay $3000-$5000 down to get into a rental. You know first month rent, last month rent, and a secruity deposit. There are home loans out there that only require $3000-$5000 down and you can own a home. Where you pay yourself every month. Homeowership needs to be the end goal. So you dont have to pay rent to when your old.
I always recommend you get a home inspection when you buy a home. I even recommend you get an inspection on a brand new home. City inspectors that sign off on new builds can miss stuff and it is better to cover all of your bases when buying. Share this if you know someone who needs to see this.
I recently crashed my truck. I wasn't paying attention to the road and boom. Ripped off my right fender and crushed my front right light. Nobody was injuried thankfully. Had to drive a rental car for a couple weeks. I sure missed my truck. I took my truck to fix Auto in Redlands on New Jersey St. Across from Panda Express. They did a great job. I am very happy with how the truck came out. Can't even tell I was in a accident. ... Before and afer pics of the truck in the comments. #bodyshop #redlands #realtor
Happy Thanksgiving. I am very thankful for the Real Estate industry. Owning Real Estate and working as a Realtor has been a great experience for me and my family. I am very thankful to all of my clients and my future clients. The market is still very strong as interest rates are still very low.

#Redlandsskatepark Just wanted to give everybody an update on the skate park in Redlands. They’re putting a new fence up around the park.
