As 23 & 24 yr old East Coast natives our clients had a goal in mind, It was to prove to their family and themselves, that they can become home owners in the competitive Bay Area real estate market. Our clients are young, smart, vibrant, and were driven to become Bay Area home owners. On the first day of touring, the last house they viewed was 1531 67th Avenue. As soon as we walked through the front door Nicole says, I love it, what do we need to do to get it. Being in a competitive area of Oakland, a block south of Havenscourt, we knew we’d have to really strategize to get our offer accepted.... Being at the top of their budget, we needed to find creative ways to boost our offer amount. We contacted one of our preferred lenders @aj_from_tha_bay to see what type of first time home buyer incentives were available. Fortunately for them, they qualified for a total of $17,500 in grants to assist with their down payment and closing costs. This was paramount and gave us the ability to write a very competitive offer. We built a strong relationship with the listing agent and found out some information about the seller. We coached our clients on creating a great love letter to include with their offer. They wrote a beautiful letter highlighting all the emotional motivators to purchase the home. Coupled with the additional funding, their offer was accepted over multiple offers! With our persistence and organized systems, it was a smooth transaction from start to finish.
