As a real estate agent, we spend a TON of time in the car driving around town between showings, appointments, and closings. We try to make the most of this time by listening to podcasts. Here are a couple of our favorites we'd like to share with you! BiggerPockets: The BiggerPockets Podcast, hosted by Brandon Turner and David Greene, features off-the-cuff interviews with investors of various backgrounds, niches, and experience levels. We love learning and hearing about ...other Real Estate professional's successes and failures. If you're looking to invest in real estate, this is a great podcast. Unlocking Us: Hosted by #1 New York Times best-selling author Brené Brown. This podcast encompasses conversations that dives deep into who we are so that we can live, love, parent, and lead with more courage and heart. She presents and navigates challenging yet realistic topics. Brené is down to earth and relates to her audience and we love her. Serial: Serial, hosted by Sarah Koenig, is a crime investigation podcast that tells one story - a true story - over the course of a season. We love this narrative for many reasons, one being because Sarah Koenig puts herself and her opinions front and center while telling the stories. This one definitely keeps us on the edge of our seat! We're always looking for new podcast recommendations! What have you been binging on? Comment below!

We understand that trust is a key aspect of the buying and selling experience. When it's time to buy or sell, we want you to trust us with all of your real estate needs, so consider this your personal agent interview with Kai Ito! Q: What made you become a real estate agent? A: While pursuing a degree in Environmental Analysis and Design at UCI, I was interested in a career in urban development, so I earned a real estate license on the side. I was given the opportunity to ...sell the home I was renting with my 5 college roommates. It was an incredible experience and I’ve been passionate about the industry ever since. Q. Who are the people who have had the most influence on your career and how? A: My mentor, Colleen. I met Colleen on my 2nd transaction in the business. She was the listing agent and I was a brand new, super inexperienced buyer’s agent. I had no idea what I was doing. She was intimidating, but she sat me down and went over the entire contract with me. She ended up mentoring me for 14 years. I am grateful to have learned the ins and outs of the real estate industry, including a grassroots, full-service approach to customer service from one of the most respected agents in the business. My grandfather. He was a real estate broker and owned his real estate business during the 1950-60’s. We had a special bond sharing real estate advice and analyzing the market together. He was a huge influence, and the one who encouraged me to invest in multi-unit properties. My dad. He designed, built, and installed custom cabinets for hundreds of diverse customers across SoCal. He would take me along to see some of his higher end projects in Hollywood Hills. This is what peaked my interest in design and architecture. After entering the real estate industry, I worked with my dad on renovation and remodeling projects. My knowledge of construction and design processes, and love for the finer details in design is all because of my dad.

Planning to sell soon? Hit a HOME run as a seller by avoiding these seller strikeouts. Don’t take low offers personally. Don’t overprice your home "just to see if anyone will bite." Don't underestimate the importance of listing photos.... Don't hide major issues from your agent. Don’t hang around during showings or leave pets roaming around. Don’t hide your thoughts from your agent. Selling a home is incredibly exciting and sometimes stressful. Hiring an agent to guide you through the entire process is the right choice if you want to actually ENJOY selling your home. Please feel free to message us with any questions you may have! We'd love to hear from you. See more

Found the one and ready to put in an offer? One that will be simply irresistible to sellers. Here’s how to make sure yours stand out from the rest: 1 Include a pre-approval letter that shows that you're fully approved (not a pre-qualification letter) 2Put your best footand priceforward. You may only get one shot, so make it count. Use comps as a guide, but go in with a strong number you know a seller would find favorable. 3 If you can pay all cash, say so.... When you don't need financing, your offer is less risky for anxious sellers. 4 Propose to shorten any contingencies. 5Include a letter to the seller with your offer. Sometimes it’s the smallest gestures that have the most significant impact. 6Ask your agent to speak to the listing agent to ask what specific terms the sellers are looking for in an offer And of course, lean on the advice of your agent to write an offer that works for you and gives you every advantage in landing the home of your dreams. Today is the day we salute those who have fought for our country. Let us together honor their service and sacrifice with respect, gratitude, and compassion. To past and present veterans, there's no way to thank you for everything you’ve given for our freedom, but on Veterans Day, we certainly should try. So thank you!! Know you're appreciated and cared for today and always.
