Starting to see signs that the construction on our new senior community in Carlsbad, California is nearing completion. The community signage was installed a few days ago.

We helped our client with some initial design concepts to give this dated apartment building in Rhode Island a fresh new look.

FINAL STAGES Construction is finishing at our Woodland Hills Memory Care Community. We are addressing the final details and the furniture and landscaping will be installed later this month. Residents will be moving in soon!

Color is such an important aspect of our everyday lives. It impacts how we feel and our emotions. It can trigger our appetite, psychological effects, biological conditioning, and cultural imprinting. It is important to understand the fundamentals of color theory when choosing color. On a few of our Affordable Housing Community rehab projects we used these theories and were able to update and breathe new life into the building. Paint is inexpensive and can be changed as colors change to keep the building updated. It also allows us to spend most of our budget on the interiors and energy efficiency such as new appliances, windows, cabinets, flooring and reconfiguring the common areas all of which have the largest effect on the residents.

LEARNING OPPORTUNITIES The IPA Team visits our Serra Sol Memory Care Community construction site in San Juan Capistrano. As often as possible we take our aspiring architects to our construction projects for hands-on and visual construction learning experiences. Serra Sol is scheduled to be completed in February 2021.

OUTSTANDING PROGRESS Our Senior Housing Project in Carlsbad is really starting to take shape as our construction team W.E. O’Neil Construction makes up for lost time due to the late rain in Southern California.

The entire staff at Irwin partners Architects will safely return to our physical office on Monday, May 11th after working remotely for the last 8 weeks. We are so proud of the team at IPA. Everyone has been working super hard to make sure all our projects under construction and on the boards continue to move forward. As construction continues to move forward, we have been doing physical and remote site visits while maintaining safe distancing and following construction site protocols.

CONSTRUCTION CONTINUES! Somehow with everything going on and all the rain we have been getting in California our Woodland Hills project continues to move forward. During our site visit last week it was exciting to see the progress the construction crew is making on the interior of the building. There are quite a few puddles outside but those should dry up this week and they will be able to get back to work on the exterior as we get some much needed California sunshine.

FAIRBANKS, ALASKA APPROVED FOR CONSTRUCTION! Our first project in Alaska has been approved by the State Fire Marshall and Local Jurisdictions and the site is ready for us to begin building just as soon as the ground thaws out! This new Assisted Living Community is going to be such a great asset to the community of Fairbanks. We anticipate having our first residents move-in as early as the summer of 2021. A NEW DAY FOR IPA! We have been working remotely with complete access to our office computer systems for almost a week now and just had our first remote Monday Morning Staff Meeting. It was great for the entire office to catch up and connect as a team. Throughout the last week we have been connecting with each other clients and subs to make sure that we keep all our projects moving forward. We have been using a lot of different types of communication such as cell phone, texts, emails, Go-To-Meeting, Zoom etc. We are here to provide everyone with ongoing services and are happy to help with any new items that come up. GREAT TURNOUT! There was so much excitement last week at Protea’s Ground Breaking Ceremony for our new Memory Care Building Serra Sol. The Mayor and the Chamber of Commerce, San Juan Capistrano were present as well as representatives of the state. The Mayor stated that this was a much needed project in their city and the Chamber of Commerce is eager to attend and celebrate the Grand Opening/Ribbon cutting in early 2021. Irwin Partners Architects situated the building where residents will be able to appreciate the views of the hillside from all angles of the building.

Melisa Pence of Irwin Partners Architects and Scott D Davis of Auto Desk were invited to attend and give real world feedback and constructive advice to Ayala High School, Chino Hills, ROP Civil Engineering and Architecture students. The students presented their Affordable Housing Projects they designed in Autodesk Revit. These students are definitely getting a head start and ready for their future careers.

Sometimes going old school with pencil and tracing paper is the best way to work out the details and get them just right!

Our contractors prepared the site for a wet winter and created a place for the rain water Lake Well Quest. It is doing exactly what it was designed to do!

JUST COMPLETED SINGLE-FAMILY RESIDENCE! Our clients just moved back into their completely remodeled San Clemente single-family residence. The style of the home changed from a typical 70’s track home to a coastal contemporary design. Interior spaces were re-configured and square footage was added to the rear of the home to enlarge the kitchen and family room. An office, laundry room and 2 bathrooms were also added. The master bedroom and bath were enlarged and relocated to th...e back of the house to take advantage of the spectacular view. All the step downs throughout the house were eliminated to create one continuous, open entertainer’s living area. The new covered patio, with a 12’ ceiling off the family room, is where the residents can open the doors and enjoy the ocean views and indoor/outdoor Southern California living. Dimensional interest was added to the front elevation of the house by extending the garage out toward the street, creating a three-car garage. A covered walk-way leads to the new entry vestibule and enclosed patio. See more
