I came across a new loan program for police, firefighters and teachers to purchase FHA-owned REOs homes. If you qualify, they will sell you a REO for half the appraised value! Please spread the word about this program. I also posted a link to check HUD homes for available properties in CA. Details below. "This is a niche tool for only a few of your buyers.... At time of publishing there are less than 400 properties throughout the state. The program is growing due to high default rate of reverse mortgages. FHA has updated its guidance for its REO sales program which provides incentives for policemen, firefighters and teachers to purchase FHA-owned homes in designated revitalization areas. HUD will sell FHA properties to municipal employees at 50% of the appraised value IF they agree to fix up and live in the home for at least three years. The new mortgagee letter (2013-20) notes that eligible buyers can take out an FHA-insured mortgage with a $100 down payment and can finance closing costs. For example: If the property has an appraised value of $100,000, the borrower must take out a second mortgage and a note on the discounted amount, which is $50,000 in this example. No interest or payments are required on this "silent second" mortgage if the borrower fulfills the obligation to live in the home. The mortgagee letter contains the note and 2nd mortgages that the borrower must sign. If your thinking about buying or refinancing in the near future, now is the time to look at your credit report. Its very common i see clients wait until the last minute to look at their credit and it ends up costing them.
