When remolding their home for sale or flipping properties, inexperienced investors usually go overboard in renovation. Our team works closely with our clients to come up with a detailed scope of work (SOW) based on their budget before we start. This planning stage is very important to help them maximize their profits. Tips: If you manage the flipping project yourself, you need to ask these questions before you decide to repair or replace anything in the house. 1. Is it cost-...effective? 2. Does it bring extra values? 3. Is it required? 4. Does it maximize your return of investment? If your answer is YES for 3 out of 4, go for it. Areas such as kitchen, master bath, and landscaping are always a sure bet to renovate. In this project we decided to paint the cabinet and new flooring only instead of redo the entire kitchen. The result is still effective without spending a lot of money.

Day 4 - Jan 8, 2019 Weather: Rain and Windy 1. Ordered flooring material. Done. 2. Ordered baseboard and door casing. Done... 3. Bathrooms accessories purchased. Done Key take away message: Baseboard is a transition between floor and wall. It hides all the imperfections. We chose the simple, clean line baseboard to modernize the house.

Day 3 - Jan 7, 2019 Start Time: 8:30 am Weather: Cloudy 1. Interior painting with two tones. Done.... 2. Kitchen cabinet refinishing. Done 3. Bathrooms accessories selection. Done 4. Scheduled flooring contractor to remove old carpet and install new flooring starting tomorrow. Key take away message: When choosing your floor material, functionality is important, but color and pattern can really affect the mood of the room. Make sure to choose your flooring carefully to bring value to your house. Selecting contractor with good workmanship and experience is also very crucial. We chose this darker gray tone for our recent property rehab project.

Day 2 - Sunday 1/6/19 Start Time: 8:30 am Weather: rain/wind 1. Removal of Popcorn on ceiling has been completed yesterday. ... 2. Painters are painting ceiling and walls today. 3. New appliances have been ordered. 4. We have selected a lighter paint color using two tones to brighten the small town home. 5. Flooring material and color are selected. Key take away message: When selling your house, painting the interior gives you 110% return on your investment. Make sure to choose a color that is not too personal to you, but to appeal to the general public. Trendy colors for 2019 are light gray and charcoal.

Follow me on our exciting townhouse rehab project starting today 1/5/19. Goal: Cosmetic rehab only, no electrical or plumbing required. Project timeline: To Be Completed in 2 weeks.... Day 1 - Saturday 1/5/19 Start Time: 7:30 am Weather: Raining 1. Paint contractor to remove moldings, baseboards and prep for paint 2. Order new appliances, i.e, gas range, dishwasher, kitchen hood/fan 3. Interior design team: Selecting wall and ceiling paint color, flooring material and color choice. Key take away message: "Measure twice, cut once." Planning is everything. The planning process takes several days prior. Will update photos at the end of the day. Stay tuned.
