As we’ve been talking about in our monthly housing market updates, starting 2021 Q2, we should start seeing some increases in the mortgage rate, and sure enough, it did increase. The rate had been going down during the pandemic, but in January, it has gone up slightly and in March, it just hit 3.02% for Freddie Mac's 30-year fixed rate. While we do not have nearly as many foreclosures on the market as in the last recession, there are a lot of forbearances. The delinquency rate did shoot up during the pandemic, but it has been dropping. As of October, it has improved and fallen to 6.44%, which is the lowest since March. I haven’t been sleeping much in the last couple of weeks, due to a few year end planning events because my thoughts went into reflection of 2020 and hopes for 2...021. I have put together my thoughts on presentations and speeches, while continue to serve our clients, and growing the team. The last time our team got together was in February, and we have gone virtual ever since. Some of us have elderlies with high risk Heath issues at home, so we take Covid safety precautionary efforts very seriously. I am so proud of our team, for their selfless acts to protect others and their loved ones. After all that, it didn’t stop us from working hard, not only we reached our goals this year but we made huge improvements from last year! 8 years ago, I started Haylen Group with one person (not much of a group) and a vision while sitting in my ‘office’ inside the kitchen where I was multitasking between being a mom of a 1.5 year old, a new born AND starting my real estate career all over again in a new city without any help. I asked Susanna Leung to try out real estate, as I could teach her the business, we could divide and conquer while growing our families. 8 years later, she becomes the cornerstone for HAYLEN and its core value, we grew slowly with my brother in law Peter Whang, Anthony Wong as our intern during college initially to now a star agent, Trey Zhou went from being a client to becoming part of our team and Jose Monar who took ambition to another level. #HAYLENGroup does not have any hardcore sales agents, rather, we are hardcore advisors that our clients seek. We wrapped up 2020 with two new team members: Marvine Chi and Celine Mui Simon who have impressive ambition, love for professionalism and humility. I have met so many new agents, but these two stood out far above others as they carry the same objective as HAYLEN. I have been trying to do everything myself, and I just can’t do it all anymore. 2020 was a blessing to have Ryan Murdoch, Andi Cummings and Yirong Ding to help me tackle different aspects of our team and help us in growing HAYLEN’s operation. Life is not a sprint, but a marathon. To grow, we got to grow from the hearts...one step at a time with persistence, and not to take each step lightly. Maybe to some, getting that gold medal is all they strive for, and you got to do whatever it takes to get it. But to me, success is when you are able to finish the race each time better than the previous one. THANK YOU all for entrusting in HAYLEN and I wish you all to be surrounded by your loved ones virtually until we beat COVID!

CBRE's Global Chief Economist Richard Barkman suggests that "suburban multifamily will outperform urban, maintaining lower vacancy and achieving higher rent growth".
