We are lucky enough to have completed another project on 32nd Street in Sunset Park, Santa Monica The deep and narrow lot had challenges to make the most of the 3200 SF home. Privacy and articulation are the primary concerns at the first floor street elevation. The side-approach entry reduces the distance to the rear yard upon entering the house. This reduction of distance to the exterior makes the occupants more connected to the surrounding landscape. An office acts as an oc...ulus at the street façade, offsetting the communal spaces that dominate the first floor. The open plan, exaggerated island, and oversized multi-slide doors create connection to the pool. The wood & glass staircase transitions to the second floor, features a communal stopping point at the upper landing, and unpackages the sleeping areas of the home. Upstairs features a glass-walled master suite that opens large sliding doors as a Juliet balcony to the ocean breeze and the pool below. Design, build, sell, repeat. But never the same. We love experimenting styles and materiality with our developer friends. Barman II is a 2200 SF major remodel and addition for a repeat client that pays homage to the minimal Mid-Century designs of yesterday. This one-story addition to an existing house features many custom and unique qualities on the inside without being too imposing on the outside. It has a seamless connection from Entry and Dining Room through the Kitchen a...nd Living Room, eventually leading to the outdoor patio. Skylights and clean lines brighten up the central heart of the home and the circulation essentially becomes integrated to the core. The sunken living room with a higher ceiling plane provides a warm intimate area to gather and leads out to an equally intimate patio. The Master Bedroom suite features a bright Master Bathroom, an exposed, polished concrete finish, and is organized in a way to also provide a private connection to the backyard. hamiltonarchitects.net
