Pretty much every economist agrees that rent controls are bad. Among other reasons, such laws do not adequately allow landlords to invest in properties (or build new properties) as the restrictions imposed by rent control make it difficult, if not impossible, to keep up with the costs of owning such properties. Even still, California is one step away from enacting statewide rent control, the bill is on Governor Newsome's desk waiting to be signed into law. Among other requ...irements, the new law: -Limits annual rent increases to 5% plus the rate of inflation (typically 2%-3%). Imposes restriction on evictions without cause - requires landlords to provide a just cause for evicting tenants, and in some circumstances, requires landlords must pay for tenants to relocate -- generally meaning landlords may not terminate the lease (evict the tenant and take back the property) unless a tenant violates the terms of the lease or decides to voluntarily vacate the property. -Applies to units built 2005 or earlier (i.e., does not apply to rental units built within the last 15 years). -Applies to tenants who have lived in the unit for more than one year (i.e., does not apply if tenants have lived in the unit for less than a year). Although the idea behind rent control is a noble one, it’s not a positive economic move if you want to keep up with inflation, utilize space optimally or maintain properties adequately. California may experience consequences that it didn't intend. One thing is for certain, landlords must be more careful in renting properties. Landlords should understand the new rent control laws and revise their leases accordingly before renting properties.

Court ruling today - "Despite the fact that the defendant did not oppose Plaintiffs' motion and will be unable to orally argue any opposition, his counsel has requested a continuance...Granted." Seems like Defendant is just delaying the inevitable. (I represent Plaintiffs)
