If You Can't Make Your Mortgage Payment Are you or is someone you know behind on house payments, or are about to become late on your house payment due to loss of a job or other circumstances? I cannot stress the importance of the following steps to take. There are options, so please do not ignore the problem. The bank will not ignore the problem. It will not go away on its own.... Here are the three things that you must do: 1. Talk to your bank. 2. Talk to a Real Estate Agent. 3. Talk to an attorney or an accountant. Talk to your bank If you are late with your house payment, your bank will call to find out what is going on. Do not ignore these calls. Tell your bank what is going on, and they may be able to offer some solutions. The bank does not want to foreclose on your house. It is very costly for them to do so. They may be willing to modify your loan. Loan modifications can do several things like reduce your payment, roll late fees into your balance, and maybe even reduce the amount that you owe. They may not be willing to work with you, but, on the other hand maybe they will. Talk to a Real Estate Agent - The Agent can help you determine the value of your house and how much it will cost to sell it. With enough equity in your home, you can sell your house, pay the agent and move on. If you do not have enough equity in your home, a good agent will negotiate with the bank to see if they will allow a Short Sale. This is a lot of work, and includes the bank wanting to understand your financial hardship so be prepared to provide financial records for the last couple of years. A Short Sale is a much better option than a foreclosure in most cases. Talk to an attorney or an accountant - If you choose to sell your home using a Short Sale, there can be tax consequences. For example, if the bank agrees to take less than you owe, the forgiven portion of the debt may be a taxable consequence to you as income. The bottom line is that if you get behind on your house payments, do not shut yourself off from the world. Do these three things, and do them quickly. The sooner you have a plan, the better off you will be financially. Make sure to choose a Real Estate Agent that you know and trust, or that has been referred to you by someone you know and trust.
