LA Kings Star’s New Beach Pad: ... Los Angeles Kings star Jeff Carter is apparently acclimating well to the relaxed lifestyle of Southern California. With the start of the 2013-14 NHL season fast approaching, the 28-year-old center recently locked down his very own home arena in Hermosa Beach, CA. Carter paid $5.25 million for the 2012 build, which resides just a block away from the water. Located roughly 30 minutes southwest of the Staples Center, the home is basically the perfect setup for one of the NHL’s rising young stars. Sold move-in ready, the turn-key estate offers a total of six bedrooms, five-and-a-half baths and approximately 4,100 square feet of living space. Things start out nicely with a premium front-yard setup that boasts an outdoor fireplace, an outdoor kitchen, a fire pit and a sitting area perfect for kicking back on a coastal night. From there, the party shifts inside via telescoping doors that open to a living room with a wet bar that has a color-changing floor. In terms of amenities, Carter’s place is loaded from top to bottom, starting with Control 4 smart home controls for audio, video, security and lighting. It also rocks a gourmet kitchen with high-end appliances and quartz countertops, a marble staircase and a master suite that has its own fireplace and a state of the art Numi toilet w/custom controls. Last but certainly not least, Carter’s home features sleep space for all his bros with a pair of built-in bunk beds, plus an additional master suite on the second floor. Carter was once thought to be Philadelphia’s franchise player after signing an 11-year, $58 million contract extension that would keep him with the Flyers through the 2021-2022 season. He was dealt to the Columbus Blue Jackets in the summer of 2011. The following spring, Carter was traded again, going to the Los Angeles Kings for defenseman Jack Johnson and a first-round pick. The investment paid off for Los Angeles Carter scored the Stanley Cup-winning goal against New Jersey in Game 6 of the 2012 Stanley Cup Finals, and led the team in goals a season ago. Carter and the Kings are set to make their 2013-14 season debut on the road against the Minnesota Wild on Oct. 3.

But this strategy often backfires. First of all, the real estate agent’s role isn’t just about finding listings. With Internet access, buyers can easily find listings themselves. The agent’s role today is more about presenting your offer to the seller’s agent in a way that will help get it accepted and making sure it sticks through an escrow. A savvy agent knows the ins and outs of the local market better than an uninformed buyer with a full-time job and family. A good agent will know the back-stories behind the comps, for example. He or she will know that a comparable home sold for 5 percent less (than the home you’re considering) only because the sellers were divorcing, or the property had a retaining wall problem. Without an agent, you’d simply see that the comparable home sold for 5 percent less. You might ask the seller of the home to match that 5 percent reduction and you’d be surprised when the seller says, No thanks. Also, experienced agents have a strong network in the local market, which can give you an added edge. Good agents like to work with other good agents. And if nothing else, keep in mind that a listing agent might not even consider working with an unrepresented buyer. Finally, the seller pays the buyer’s real estate commission, so having an agent for your home search costs you nothing anyway. Most importantly, there’s bound to come a time during the complicated real estate transaction when you have serious doubts or big questions. Your agent can be the trusted adviser you need to walk you through the maze.
