Buyers the market is crazy competitive right now! Some properties are getting 20-30 offers and some are so competitive you can’t even book an appointment to see them. Here are three tips if you’re looking to buy right now. 1) Get Fully Underwritten - talk to your lender - this is a step beyond preapproval - this allows you to compete with that tech cash 2) ACT FAST - If you see something come online see it ASAP because it could be gone tomorrow - literally!... 3) Go your Max - Don’t hold back on your offer price. Offer the very top price you’d pay for the property because right now it’s too competitive to try and get a deal. If you loose, you’ll feel okay that you did your best, and can move on.

Two tips for sellers as you get ready to list your property for the spring market in SF. I don’t care how small your property is - you have to showcase a space for an office and if you have ANY outdoor space, even a small balcony or patio, make it look as nice as possible with plants and good staging.

Sunday Day Trip Idea! 1) 11am leave SF 2) 11:50 am arrive @bluehousefarm for U-Pick strawberry adventure family friendly! And pick up some amazing organic produce like this!... 3) 12:30 Grab @duartestavern takeaway. Get a killer grilled cheese for the kids and sourdough bread and 1/2 green chili and 1/2 artichoke soup and whatever their fresh fish dish is. 3) Head to the picnic tables @harleyfarms and have a picnic overlooking the adorable goat farm 4) 1:45 Pack and go to Pescadero State Beach and splash in the waves. 5) 3:30 - Head home and if you have kids they will be sure to have a little nap in the car!

I remember waiting tables and cooking in restaurants and having men tell me I needed to smile more, while carry a stack of dirty dishes, or mopping a floor - yes I mopped floors and I’m proud of it. The obligatory, socially encouraged smiling has definitely ceased with mask wearing and I have to say it’s refreshing. You know it’s authentic when you can see someone smiling with their eyes behind the vs. a forced fake smile. I am also super proud to live in San Francisco right now as we all seem to be taking mask wearing very seriously. I love #sanfrancisco
