PLACER COUNTY Up, up, and AWAY? Is our Greater Sacramento Region Real Estate Market getting AWAY from us? Meaning, how affordable is our region? It’s VERY affordable when compared to S.F. Bay area. Consider this, the median home price in San Mateo is $1,500,000 and it takes a minimum income of $303,000 to qualify for financing and the mortgage payment is $7,600. Compare that to Placer County where in April the median home price was $489,000, minimum qualifying income is ap...proximately $92,000 and the mortgage payment is $2,300. Add the affordability factor to our wonderful quality of life here in our Sacramento Valley, there's just no comparison! Sellers start your engines; we have a robust Seller’s market going on with exceptional buyer demand, including influx demand from the S.F. Bay Area. Placer County saw a nice increase of inventory come on the market in April; however, it was absorbed just about as quickly as it showed up. Inventory increased by 20% compared to March and the absorption rate was 78.2%. In life, sometimes a little rain must fall and inventory must come to market! It was exciting to see an increase in our housing inventory in February and March but like the rain, it’s still wasn’t enough to satisfy the demand. Momentum in the market continued to flourish as 2,869 new open escrows for the month were a staggering 38% higher than February numbers and nearly 10 % higher than March of 2017. Even though inventory is up nearly 9% compared to last year at this tim...e, buyer demand is persistent, so much that the absorption rate based on Pended Sales was just over 94%. Placer County enjoyed an increase in our average sale price from $520,000 in February to $535,000 in March. The biggest gain Placer County saw was in Pended Sales. We posted a 46% increase compared to February and an 11% increase from this same time last year. Overall, Placer County has about 1.5 months of standing inventory, providing support to the fact that the buyers are not stopping when it comes to finding their castle, even in the rain! Who are the people in your Neighborhood? A recent survey released by Safehome.org, a home security systems review resource, shared that nearly 30 percent of Americans admit they don't know their neighbor's first name, but at least 90% have smiled or spoken to their neighbors at least once. 54% say they have introduced themselves when a new neighbor moves in, but have minimal connection afterwards. 34% say they have been in their neighbor's house, or vice versa, but only 16% have hung out with their neighbors outside of the neighborhood. 67% of Baby boomers tend to speak with their neighbors frequently, while only 36% of millennials do the same. How well do you know your neighbors?? Make a resolution to get to know someone in your neighborhood...you could be missing out on a great friend or networking opportunity! Cheers!

It’s often said how it starts is how it goes, and we’ve started the 2018 real estate market as expected, with low inventory and high buyer demand. Is this how 2018 will go? Probably! The holidays came and went and there was that expected seasonal lull, but it appears buyers are right back at it and homes that are priced-well and Pinterest ready are selling with multiple offers. As the facts and trends tell us, we’ll see more inventory in the coming months and sales are exp...ected to remain steady. We will see declines in sales numbers; however it’s not a demand issue, it will be a supply issue. Our Greater Sacramento real estate market experienced a 10% increase in Median Sale Price growing from $350,000 to $385,000 compared from December 2016 to December 2017. Placer County ended 2017 with a Median Sale Price of $455,000. That’s a 7% increase for the same time period. Nice job! Available Homes decreased by 8%, Sales decreased by 12% and Pending Sales increased by 22% - all compared from December 2016 to December 201 7. Just like clock work and the leaves on the trees this time of year, inventory for our Sacramento Region has fallen. A hefty 15% decrease in available homes compared to October. Market demand, which is measured by the rate of new pending sales, is heated, showing a mere 1.6 months of housing supply on December 1st. All indicators are pointing to a hot housing market with not much seasonal slow down What will this mean for the coming year? High buyer demand and the rapid ra...te of sales means get your home Pinterest ready and get yourself pre-approved to compete in this fast moving market. The move-up and upper-end markets remained exceptionally active over the past three months. Specifically, the $400,000 to $750,000 price range which enjoyed an 18% increase in closed sales and a 29% increase in pending sales versus last year at this same time. For homes priced greater than $750,000, there was a 42% increase in closed sales and a 35% increase in new open sales over the same period. Anticipated mortgage rate increases and the proposed income tax changes in 2018 may be the reason our 4th quarter looks so hot, but rest assured, with such demand and low supply, we’re headed for a heat wave in 2018. Latest market update! PLACER COUNTY The Greater Sacramento region’s real estate market is performing as it always does in the fall Don’t be alarmed by the decrease in closed sales; be surprised by the number of pending properties! The 2,663 newly opened escrows (pending sales) marked a 7% increase compared to the same month last year, while available homes (inventory) decreased by 6%. ... Placer County’s pending sales posted an increase of 11%, while inventory decreased by 4.3% when compared to September 2016. We also saw a new record for average price per square foot at $232, a 9.4% increase from this time last year. Bottom line, there are less available homes and high buyer demand Sellers, price your home well, within market range and make them clean & clutter free, if you want to see offers this fall. Buyers, get your financing pre-approval letters in hand and be ready to go when that clean, well-priced home hits the market because it won’t last too long, even this time of year. PLACER COUNTY The dog days of summer may be behind us but our heated Sacramento Region real estate market seems to be lingering around An unseasonal uptick in Pended Sales caused me to raise an eyebrow as our four-county combined region saw an increase of homes going under contract of 11% when compared to the same time last year and a 16% increase compared to July. Inventory remains approximately 10% below last year’s level, still causing buyers to clamor and compete for th...e best condition, well-priced homes. The headline here RESALE HOMEBUYERS REMAIN UNDETERRED - New open escrows in August mark highest total since May of 2012! Typically, we see an increase of inventory and a balancing off or slight decline in Pended Sales in August; however, this was not the case, entirely. Placer County inventory only increased by 1.5% compared to July, yet down 11% compared to August 2016. Pended Sales are up 13% compared to this same time last year. What will this mean for our fall real estate market? We shall see; however, with inventory still our most challenging metric and interest rates at their low and attractive levels, we’ll probably see stable sales numbers.
