I wish you all & POSITIVE energy Good news nowadays is overshadowed by negative media on #coronavirus & I’m here to deliver good news in real estate.... My cousin & her family just got their offer accepted on a home on the golf course. There were many challenges we had to overcome & navigate through - it felt like waves kept crashing on us but our ship kept afloat. Challenge # 1: Lender financing tighter underwriting guidelines, fewer lenders are willing to provide financing, rates fluctuate .5 to 1%. Challenge #2: Convincing the seller to take a contingent offer (offer is contingent upon buyer’s home selling). Due to the market volatility, we had to build a strong case that the buyer’s home will close by next week April 3rd. Challenge #3: Timing of my buyers moving out of their home and moving in to this home. If there’s any delay their purchase loan, they may not be able to move in by the time they have to move out of their current home. Plan B had to be made to possible move temporarily to a family member’s home. Challenge #4: County recorder’s office closed it’s doors & have limited recording access. Recordings are done by drop off, mail, or e-recording. There are other challenges such as limited or no inspection reports & more will potentially arise. And we are ready to tackle them. We have a great team & clients on all sides of the transaction. Everyone’s on the same page to move forward & close as quickly as possible. Not sure what is true. Finding the silver lining in light of this pandemic, I realized that we must really educate ourselves on what is behind the headlines. Not to automatically believe every single news that we hear, see, or read. We must question and figure out for ourselves what is the truth and how we may contribute to what’s happening in our world. At first I felt that social isolation was too much. Then, I really started thinking about why it has to be done. My sister and I have an 82 year old mother who has less strong immune system. We have a responsibility to make sure our mom is safe. That means we have to stay healthy and keep our distance from her. I visit my mom almost every night. And the nights I have my son (Kenzo), we have dinner with her. She loves having us over, especially, Kenzo. He energizes her and she forgets about he pains when he’s there. Now, we can’t have our time with her but we understand that this is for her own good. It hurts not to be able to hug & kiss my mom. It hurts me more that she can’t spend time with my son. I know I’m not the only one feeling this way & I know there are others out there with worst situations (homeless, no parents, sick with covid-19, etc). Our prayers and positive thoughts go out to everyone.
