Essentially, the Chinese Winter Solstice is a time to prepare for the New Year and spend time with family and loved ones.... In Chinese tradition, there’s a saying that says Winter Solstice is more important than the Lunar New Year. That is because ancient China was an agricultural community, and cultivation had to be done according to the season. Why do the Chinese celebrate the Winter Solstice? Chinese people observed astronomy and the laws of nature, and found that the Winter Solstice is the shortest day of the year. After that day, the daytime gradually becomes longer, and spring comes as winter fades away. Hence, the start of a new year actually starts on Winter Solstice instead of the Lunar New Year. Friends, before you go and ask for a discount on your commission from a #Realtor for helping you sell your home, please understand what you're truly asking for them to do ... and ask yourself this question: If your boss came to you and asked you to work overtime, but wasn't going to compensate you for doing so, would you still do it? Another day, another person who says realtors are overpaid and an unnecessary part of a transaction. I’m assuming that those who think this have... either been watching too much Million Dollar Listing or think they know how to do it all on their own. A few things to consider: There is no salary in their job. No guaranteed income for them until the home actually sells. If it doesn’t go through for any reason, all of hours and time spent helping you and your loved ones go without any compensation for the time spent. You see 3% on a $200k home as $6k. The agents sure don’t. That commission is paid to them: - Before taxes - Before broker splits - Before marketing - Before board dues - Before office bills - Before professional photographs on your home - Before professional staging on your home - Before all the other costs of doing business Out of what’s left of their checks after all this, they can then begin paying for everything else. But wait, that’s not all! They don’t get afforded a lot of the things you enjoy at a 9-5 job. They don’t receive: - Employer healthcare - Employee matched retirement accounts - Paid vacations - Weekends off - Nights off - Maternity leave - Bereavement pay/leave - Company car They pay for all of this out of our own pockets. Every single penny. Yes, there are some realtors married to people working company jobs who receive some of these benefits. But the vast majority of real estate agents, they support their families on what’s left after their benefits are taken out and spoken for. Yes, they did choose to sell real estate. It’s a career which they love and it allows virtually uncapped growth and income potential. But they also have to often be available at any time of the day when needed. Keeping Current with Market Matters: The economy contracted at a 32.9% annual rate during the second quarter. The rate of decline is more than three times faster than 10.0% decline in the first quarter of 1958, which until now held the post-World War II record for biggest quarterly downturn.... With June’s 13.8% increase to an annualized sales rate of 776,000 units, new homes sales had its strongest month since July 2007. That pace exceeds last year’s sales of 683,000 units. Through the first half of 2020, sales of new homes are up 3.3% over the first half of 2019. The median price of new homes sold in June was $329,200, up 5.6% from June 2019. Existing home sales climbed 20.7% in June, reaching an annualized sales rate of 4.72 million units. The record increase ended three consecutive months of decline. In 2019, 5.3 million existing homes were sold. The median price of existing homes sold in June was $295,300, up 3.5% from a year earlier. The homeownership rate jumped to 68.2% in the second quarter, up 2.9 percentage points from the first quarter’s 65.3%. The surge is more than four times larger than the previous largest quarterly increase, going back to 1980. The gain probably reflects a change in data collection methods due to COVID precautions. Housing starts rose 17.3% in June to an annualized pace of 1.186 million units. That pace is three-quarters of the rate seen in the three months before the pandemic hit.5 Single-family housing starts rose 17.2% in June to an annualized rate of 831,000 units. In 2019, construction was started on 887,700 single-family homes. The share of households who have high confidence in making next month’s mortgage was 59.1% in mid-July. That’s down from 63.2% four weeks earlier. In the week ending July 25, 1.43 million workers filed initial claims for unemployment insurance, bringing the nineteen-week total to 54.1 million Americans. The number of new claims increased in each of the last two weeks. The average rate on 30-year fixed-rate mortgages in Freddie Mac’s survey was 2.99% during the week ending July 30. That’s two basis points below last week’s average rate, and just one basis point above the survey’s all-time low, recorded the week ending July 16. In July, the rate averaged 3.02%, down from June’s 3.16%. A year ago, in July 2019, the mortgage rate averaged 3.77%. All rates quoted have fees and points averaging 0.7% to 0.9% of the loan amount.

I hope you’re all doing well and sheltering in place. Counties in the Bay Area have been notified to continue to shelter in place till May 3rd. I hope you’re doing well. Many past and present clients have been asking me questions about their mortgage and mortgage rates. Falling mortgage rates will likely hit a floor, here's why. The Federal Reserve has taken emergency action to cut rates to zero. While 0% interest rates sound great to anyone who owns a home or is planning to buy, it’s important to slow down and talk through a couple of things. ... First, the Fed does not control mortgage rates. Their cuts apply to rates for loans between the Fed and banks or from one bank to another. Second, the Fed’s actions most quickly impact the rates on U.S. Treasury Securities. These markets can influence Mortgage Backed Securities, which will then influence mortgage rates. However, in times of uncertainty, other factors can overrule the norm. This happened in 2008. Despite aggressive cuts by the Fed, mortgage rates hit a floor and never fell further. The same is happening now. Why? The volume of business. Demand for mortgage loans is stretching the industry’s capacity to serve. To slow demand, rates may hover at higher levels. Reduced investment. When investors know borrowers will refinance early, they expect to lose income. This risk means fewer investors will buy new mortgage backed securities. Less demand equals higher rates. Extra costs to lenders. When loans are refinanced quickly, lenders often pay back their earnings. Similarly, additional expenses can occur when rates shift too quickly for in-process loans. These costs are reflected in higher rates. Bottom Line A 0% Fed funds rate will not lead to a 0% mortgage loan rate. Mortgage bonds will always have a level under which investors simply will not purchase them, and mortgage rates reflect that. There is Good News Mortgage rates are at or near their lowest levels ever. That spells opportunity to save significantly by refinancing or locking in a great rate on a purchase.
