We continue to develop solutions that meet the challenge. This Palm Springs site is on the typically undesirable side of the City. Located at the base of Mt San Jacinto, the seven-acre site is in the windy outlet of the San Gorgino Pass. In this proposal, we are depressing the building pad and creating a windbreak with a small forest of something like blue verde trees. The same move also tempers heat and sun, and creates a courtyard oasis between home and pool.

At the root of that failure is a lack of building, especially near the thriving cities in which jobs are plentiful. From Sydney to Sydenham, fiddly regulations protect an elite of existing homeowners and prevent developers from building the skyscrapers and flats that the modern economy demands. The resulting high rents and house prices make it hard for workers to move to where the most productive jobs are, and have slowed growth. Overall housing costs in America absorb 11% of gdp, up from 8% in the 1970s.

Who does the architect for? Traditionally, the architect works for the person who pays the bills. But since the CA Supreme Court came down with it's decision in Beacon v. SOM, not so anymore. "The Supreme Court held that architectural firms owe a duty of care to future homeowners in the design of a residential condominium building even in situations where they do not make the final decisions on construction or exercise ultimate control over construction." A new twist in the old practice.

The 2018 International Building Code is now in effect. One of the many changes to this code cycle is the significant reduction of in the required fire separation distance of projections. What this means, in simple terms, is that roof eaves, balconies, and window projections can now be closer to the property line. With a five-foot setback, we can now have a 3'-4" projection. This is a big help when working in the tightly packed urban environment.
