To all of my loved friends and family: I have been absent from life for several days now. I am suffering a pain like no other. My son George passed away several days ago. He was still a young man, with so much life left to live. I am in shock and trying to make some sense of it all. I am torn between wanting to fit all the pieces together and not wanting to know the details. I take just a little at a time in. I am not sure if I will ever understand it in this lifetime . The Art Of The Deal Receiving an offer on your property is just the beginning of the transaction. This is when having an experienced agent is important. Most seasoned agents understand the importance of " riding the line" when it comes to the negotiating process. Successful agents have mastered "The Art Of The Deal." It really is all about being able to see and have empathy for both sides in the transaction. Real estate agents serve their clients best when they start out by h...onestly explaining that in most transactions, there will be some give and take. Agents are like referees; we try to guide the principles towards an agreement. Understanding that there are no bad guys in the negotiations is paramount for success. Sometimes, agents feel that they need to protect their clients from the other party. Usually these are inexperienced agents who have misinterpreted their role. The attitude for everyne to have in the negotiating process is that everyone wants the same outcome. The market is very swift with prices not inflating and interest remaining historically low. If you are thinking of making changes in your housing or investment portfolio, we are always available to help. Diane Sorgatz & Debbie Webb (530) 515-3000

Charming old fashioned recipes | recipe.ion.com In "the old days" or in generations past, a woman was known for her one special dish; one that only she could cook to perfection. Her dish was anticipated at every event, including weddings and funerals. She achieved a sort of fame, making her family proud. Because so much was at stake, a woman had to protect her status by keeping her recipe a secret. If she did succumb to pressure from a friend, and gave out the recipe, she us...ually withheld an ingredient or two from the directions. Once in a while she might trade a less important recipe; but the famous one, with the original ingredients and cooking method was passed down only in the family, from mother to daughter or mother-in-law to daughter-in-law. Since the "recipe" was really more about the technique than anything, it would never taste like the original one without hands- on instructions. Measurements consisted of a pinch of this or a dab of that. Considering that cooking was mostly done on a wood stove, temperatures varied,as well. When a recipe was handed down, the recipient was expected to serve time learning the exact method by cooking it alongside her predecessor. They were forbidden to claim the dish or take any credit for it until they mastered it. What treasures they are; old and yellowed; some written on scraps of paper or on wrinkled bible pages. They not only introduce the food to us but the history of the meals and the love that went into creating them. When you cook from one of these priceless old jewels from the past, you bring with you all the cooks of yesterday. No, your version will not taste exactly like theirs because your pinch and your dollop may differ but you can make it your own. Julie's Pantry in Redding specializes in home-made convections made from age old family recipe's that her family brought to America from Greece over a hundred years ago. In addition, the patrons can request the confectionary to recreate a family favorite from an old recipe of their own. www.julieshomemadechocolates.com. Whether you step up to the stove yourself or ask someone else to do it for you, treat yourself and your family to the experience of eating something created by your ancestors. If you have a little story to tell about them, so much the better. In doing it, you will be introducing the past to the present. With the holidays approaching, this might be a fine time to step back in time and step up to the stove. If you don't have old recipe's from your family, pick one on line and start your own tradition. The first Thanksgiving I had away from my family was a real shock to me. I think when you're growing up, there's a sense that everyone is just like you. I know I automatically thought that everyone had the traditional turkey dinner for Thanksgiving so when my hostess served roast beef and rice, I was really surprised and disappointed. The meal was good but as I ate it, I longed for what I knew was being served at my family table. I couldn't wait to go home and tell everyone t...Continue reading

Dutch Babies and Family Traditions Dutch Babies and family traditions. Melt a stick of butter in a heavy skillet ( preferably cast iron) in a hot oven, about... 425 degrees Mix. 5. Eggs, 1. Cup of milk and 1. Cup of flour Pour batter over butter Bake 20. Minutes until puffy and golden Serve with a squeeze of lemon and dust with powdered sugar You can serve fruit on these instead of the above. But the lemon and powdered sugar is very similar to old fashioned German pancakes and we always ate them with the lemon and sugar. If we did not have powdered sugar, we used granulated sugar; and, as a matter of fact, sometimes ( often) we didn't have but one egg and in that case, she made it anyway and cooked the batter on top of the stove. This produces big flat pancakes, similar to a crepe. The most important thing to remember is to use a lot of butter to bake these the way they should be . If you do have the eggs, the "babies" should resemble a souffle'. If you partake of this plate too often, it could kill you but I guarantee that you would die happy. ( and fat) This kind of old fashioned cooking from scratch always tastes the best and this is food that " sticks to your ribs". If you just have the barest of the basics, you have a meal. Flour, sugar and shortening or bacon grease will make you bread, rolls, pies, cookies, pancakes. Beans, gravy and too many variations to mention. From those simple ingredients, you could make a pot of beans, flavored by the bacon grease, a loaf of bread to go with the beans, some pie crust sprinkled with sugar for desert. If you had milk, sugar and eggs, you could make a shoo fly pie, instead of just the pie crust. ( see the recipe for Shoo Fly Pie) I know most women today use the boxed mixes because they think their time is wasted in the kitchen but the food is only a portion of the nourishment received at the kitchen table. I am only telling you about my family traditional foods but it really doesn't matter what it is that you cook. What matters is the tradition itself. I know a family who's favorite plate is biscuits with chocolate gravy. Now, I can't imagine biscuits with chocolate in any way, much less as a gravy but this was what had always been served at their Christmas table and Christmas would not be the same without it. They told people ( bragged) about this and other plates that are their family favorites. The chocolate gravy story usually gets a reaction from others but it links the family members who, like them, feel pride when telling about their most memorable plate. I believe that traditions give kids something to rely on in a world where nothing is absolute and never has been. When people talk about their childhoods, they usually start out by telling about something that they knew without a doubt would always happen in their family and the majority of times, they talk about some plate they could always count on being served. Even just the memory of a family dish has saved many lives. Service men tell about being in a foxhole or in a prison camp and staying alive just by thinking about their moms cooking. I met an elderly lady who had survived the Nazi prison camp by thinking of her mothers chicken soup. She said that there were many times she thought of just giving in to death but she held on by thinking of the soup that signified home to her. So, all you mothers out there that want to give your children stability, create a tradition. No matter what it is, always and I mean always serve a certain dish for each particular occasion. I'm not sure when it started and I really think it was accidental in that I served the same thing on the same occasion Two Years in a row, but I realized that a tradition had been born when one of my kids was telling someone that we always have chili and pumpkin pie on Halloween. I would not intentionally serve chili with pumpkin pie but when it happened more than once, it was proclaimed a family tradition. Now, I hear my grandchildren and great grandchildren remind each other that " we always " have this or that for the coming event and I feel their pride in knowing i have provided something that they can predict and depend on. When everything else is uncertain, these absolutes are comforting and give them home to hang onto during the insecure times they are bound to face from time to time as adults. So, if you haven't done so yet, start a tradition and wat See more

When you get ready to choose a real estate agent, do your homework. Purchasing a home is not only important personally but It may be the biggest investment you'll make in your life. If you are a seller, these same questions apply. Questions you might ask when interviewing an agent are: How internet savvy are they?? Will they have access to the Multiple Listing Service? What will they offer you that any other agent won't?... Will they be available to you on short notice? How long have they been in the local real estate market? Are they a full time agent? Why are they in the real estate business? Do they make a living or is real estate a supplementary income? What motivates them to provide their clients with a high degree of care and service? If you are thinking of keeping your current home as a rental property when purchasing a new family home, there are many facts to consider. The first thing you need to establish is whether you can rent the old house out for enough to cover the mortgage payment if you have one. A good idea is to consult a local property management company to find out what would be a reasonable amount to ask for rent and while you're at it, find out what the costs and benefits are in hiring a pr...operty manager. Often, this is the best option. If you put your rental under management, you will spare yourself the hassle of screening your potential tenants, generating a credit report and drawing up the rental agreement. In addition to all that, the rental company acts as your liaison in collecting rents and arranging necessary repairs by setting up times to do the repairs in your tenants comfort zone. If you decide to handle the rental yourself, be sure to investigate the tenant/ landlord rights. Every state has different regulations but be sure you know all you can before entering into a contract with a tenant. There may be special rulings for handicapped persons and your contract would need to address that. This is very important as it will direct you when you write up the rental agreement. Most office supply businesses have a variety of rental agreements. Be sure to choose one that best spells out your expectations. If you intend to have a "no pet" rule for instance, be sure your contract is clear on that. In addition to all of the above, you may have some emotional issues to resolve. Renting out what was once your home may be worrisome. You might be concerned that your tenants won't take care of your home as well as you did. What if they scratch up the wood floor or let the lawn go to weeds? You have to accept that technically, it is no longer your home. However you do it, if you decide to keep your home as a rental, remember that it is an investment that will require upkeep. You should expect regular repairs and prepare for them. Keep a " slush fund" for those unexpected broken pipes or clogged drains. Remember...you still own the property and if you aren't a handy man, line one up. You're going to need one.A rental property can be a wonderful investment if you do your "home work" first. See more

The Devonshire House Deb and I showed houses yesterday and as we went from home to home, one thing that was said reminded me of my mother and father-in law. When they were house hunting with us a few years go, they compared each house with one they owned when my husband was a child. Obviously, they remembered that time period fondly and it was a reference point that they used to relate to all the other events in their lives. When they started talking about "the Devonshire hou...se," during our tour of homes, I recognized it as something a lot of buyers do. I remembered the times that I nearly stated my distaste in the colors of the carpet, or counter tops. One time in particular, just as I started to comment on some dated counter tops, one of the buyers cried out "you know what this reminds me of, don't you?" and the other buyer right away acknowledged that it reminded him of their "Devonshire" house. They felt a connection to this home. They purchased it and for the next 20 years, they never changed those counters. and, by the way, the next buyers hated them and replaced them right away. The lesson I have learned is two-fold: First, learn to keep quiet. One persons idea of beauty and mine aren't always the same. The other thing is that everyone has a "Devonshire " home in their life. I know I do and it may not be what someone else would think it would be. My Devonshire is a little 3 room house on a little country road in Kansas. I never try to make decisions for my buyers when I set up a tour of homes to look at. They know what is comfortable to them. Its so satisfying, though, to watch as they fall in love with their new home. They always begin with " once upon a time." and sometimes they tell us about their Devonshire house. The house in the first picture is located on Edinburgh, in Redding priced at $349,000.just around the corner, at 251Edinburgh, is our listing. The home has 4 bedrooms , an art studio and an office. A dramatic winding staircase greets you as you enter the home. It is priced very well at$340,000.00 Both are lovely. Homes in great locations near SimpsonUniversity. If You Want A Piece Of Art, Find Yourself An Artist There is definitely an art to the negotiating process in any business dealing. Being a good negotiator isn't about finding the weakness in the other party. A good negotiation means that all parties are happy about the result. A real estate transaction can last a long time. Part of the negotiating process is determining the time periods up front. A real estate agent really needs to think long-term when working to put a trans...action together. There should always be "land marks" in a transaction, that drives it to a successful close. An inspection period is necessary to allow the buyer to determine the condition of the property. This is for the benefit of both the buyer and seller. This is one of the "land marks." Transparency is the key to good communication and avoids the unexpected. A good agent will advise their client not to take unnecessary risks , no matter how quickly they want to get things done. Removing certain contingencies, such as the appraisal contingency before the appraisal is done, or the inspection contingency before being completely satisfied can can lead to trouble. The appraisal time-frame is another " land-mark" that is negotiated up -front. An agent needs to be alert to irregularities in a transaction. An irregularity could be that one of time-frames of the contingencies that was agreed to in the contract has not been adhered to. When this happens, there are certain documents that need to be generated to alert both parties that the contract is not being followed. This is an indicator that the transaction may be in jeopardy. No matter how many properties a person has bought or sold, no one knows the business as well as a realtor does. We are YOUR agents for life and as such, we are well informed on the market conditions and are available to you at any time. Any questions you have, call us at (530) 515-3000. It's interesting to recognize that most people still want personal service when it comes to buying or selling real estate. For a while, it seemed that technology was replacing the need for that one on one service. Most buyers and sellers initially shop the internet prior to calling a real estate agent but ultimately, they see the need to get help from a professional. Thea might choose their agent from a web-site or have one recommended by a friend. Local buyers and sellers ar...e more likely to ask a friend, if they don't already have someone in mind.
