How the Old Las Palmas neighborhood began "The history of the Old Las Palmas neighborhood began when P.T. Stevens and Alvah Hicks started subdividing the area... in the 1920s. Hicks relocated to Los Angeles, California from New York in 1912. The following year, he came to Palm Springs for health reasons and established a homestead north of town with his wife and two sons. Soon after coming to the desert, Hicks bought control of the Palm Valley Water Company and founded the Palm Springs Water Company, which eventually became the Desert Water Agency. In 1926, he established the Builder’s Supply, which established a local monopoly on selling building materials as well as renting building equipment. Having both control of the water system and the materials to build, Alvah Hicks then purchased 20 acres from P.T. Stevens, subdivided it, built 20 homes and promptly sold them. On the initial property he purchased, he built Our Lady of Solitude Church in the California Mission style. He built a home for his own family across from the church, which he named Villa Theresa in honor of his wife. Villa Theresa was purchased in 1936 by realtor Muriel Fulton and the property was enlarged and became a bed and breakfast that she renamed The Cloisters. The Cloisters was eventually purchased by legendary entertainer and pianist Liberace, who transformed it into an ornate estate that he lived in until his death in 1987. Today, the Old Las Palmas neighborhood includes about 300 homes, three apartment buildings, 22 commercial properties, one church, and a Jewish Temple and Community Center. Within walking distance of downtown Palm Springs, the neighborhood is bordered by Stevens Road on the north, Alejo Road on the south, Palm Canyon Drive on the east and Via Monte Vista on the west. The views of Dry Falls Canyon, the Santa Rosa Mountains and the San Jacinto Mountains National Monument are unequaled in both beauty and protection from the desert winds and sand. The architecture has evolved into an eclectic mix of custom homes ranging from single family homes situated on moderate sized lots to large estates covering a complete block. The neighborhood has grown to include homes built in a variety of architectural styles including Spanish Colonial, Mediterranean and even Mid-Century Modern. Historically, the residents who live in the neighborhood have been as diverse as the architectural styles of the homes they live in. Entertainment producers, Hollywood moguls, movie stars, musicians, industrial tycoons, interior designers as well as doctors, lawyers and local business owners have called Old Las Palmas home. The neighborhood organization boasts that it has the largest number of celebrity homes in Palm Springs. Celebrities who have lived in Old Las Palmas include Dinah Shore, Liberace, Kirk Douglas, Ann Miller, Mary Martin, William and Mousie Powell, Edward G. Robinson, Bob Howard and Andrea Leeds, Gene Autry, Jack Warner, Samuel Goldwyn, Debbie Reynolds, Glen and Vivian Austin and many more. Many of the large estates that include grounds that extend from one curvilinear block to the next are being updated and enhanced as the neighborhood continues to evolve. Some brand new homes have been designed by Donald Wexler and Rancho Mirage architect Narendra Patel that maximize both the spectacular views and the close proximity to the updated Uptown Design District in the center of Palm Springs. Palm Springs, the Coachella Valley at large, is known around the world for mid century modern architecture. Of course we have a large variety of all types of incredible architecture but we will always have an affinity for #MCM style!
