HELOC PSA! HELOC’s (Home Equity Line Of Credit) are shriveling up at the moment. One of our HELOC Lenders has stopped all submissions until the economic crisis settles down. Some have cut back on their offerings raising the required credit score, lowering the total combined loan to value, only doing purchase 2nds, or only doing cash out 2nds on a fixed amortized loan. There’s a solid chance that what comes next is cut or frozen lines of existing credit that stop the abilit...y to tap into more funds and begin a forced payoff only. If you have a HELOC with room to pull funds in your line currently available, you might want to tap into it to build up your savings/reserve strength for the just in case emergency buffer. You can park the funds in a money market to earn some return. Choosing to pull from your HELOC and now having a payment to make on that withdrawal is the cost of ensuring you have a safety net, especially if you don’t already, or not much. In the lending world, help is not readily available when you most need it because that’s when you no longer qualify as a reasonable risk. Preparation is key to avoid or at least have options in a crisis. Mortgage payment relief can only go so far and creates other issues of its own. ~Quick Mortgage Market Update~ Received updated guideline bulletins from many Lenders today on COVID-19 overlays impacting mortgage loan underwriting approval requirements. More Lenders will likely be following suit as the bleeding out on losses in mortgage lending continues to be compounded with missed payments in the wings. What overlays you ask? Minimum credit score going up ... Maximum debt to income going down Reserve requirement going up Some income types are being reduced by 25% Rental income not being used unless even stronger reserve strength Cash out loan to value restrictions Removal of down payment assistance programs To name a few... Good thing I’m a Broker with dozens of funding sources, but with everyone changing what they will and will not do there is even more need for speed on your part if you are in the process of purchasing a home or refinancing your loan. PATIENCE and understanding is also needed as we sort through the new curve balls thrown into every single day lately. They knew the bad policies they enacted to task saturate teachers with higher pupil to teacher ratios would also impact test scores negatively and using that as an excuse to take another pound of financial flesh and steal more of our liberty is unacceptable!!! They don't get to take more money from us with the consistent record of miss-allocation and piss poor results! Tax payers pay more per pupil for public education than the average cost of private school tuition and that's a bigger problem to address, all while not paying teachers what they should be earning. They can also absolutely shift more funds into education WITHOUT raising the cost of California housing by messing with property taxes! Enough taxes!! Be accountable for what is already being taken from the people! We need more Independent folks who are accountable and seek widespread accountability for every red copper penny for every dollar taken from tax payers and also remember our Constitutional Unalienable Rights include the Pursuit Of Happiness and to let each person live their best life provided they are not taking from or infringing on the rights of others. Nothing changes unless we do and we CAN'T let California continue to go downhill with the same folks in office who are burning down our state and driving people away.
