For those of you that have worked with me for the last couple years will know that I have a couple of favorite Reps at one of the larger banks here in the Bay Area. Why do I continue to send my deals to her? Because she gets the job done, is an excellent communicator of status and is accountable. The more important is she is easily reachable. I have had a couple of buyers that came to me with a Loan Agent in hand. In most cases this is not as big a deal, but a couple tim...es over the past six months we have had some loan agents that don't work after 5:00 p.m., are not reachable over the weekend or take 48 hours to respond. One transaction this was so bad that we even came up with a nick name for the agent; "Lightening Larry" (name changed to protect the Loan Agent. Call me if you want more specifics ). This particular agent was so bad I had to extend our escrow three weeks. How was I able to get the agent to acquiesce? Call me for another incredible story!! This can be very anxiety causing, not so with Belana. When people ask me for a referral it is a huge responsibility. The individual I am referring needs to be a great fit. They cannot ghost the client because of the domino type effect this ghosting has on the transaction. Sellers are asking their listing agent to get status. We are chasing the lender to give us updates and on and on. A few months ago Belana made an introduction to one of her buyer couples who were searching for an agent. This is one of the first times I met buyers masked from the outset. Very unique experience. After a few short months, we ended up finding a house that suited all their needs. Krista and Stephen were amazing at sending all the conditions in to Belana. The transaction was so smooth (as I have come to expect) it made my job very easy. It was a pleasure working with all three of these amazing people and was one of the more anxiety free transactions of this crazy Pandemic Selling Season. Congratulations you two!! Late last year I was referred to this lovely couple by one of my great colleagues at a VERY large and "directional" (get it?) Brokerage in San Francisco. You know who you are . We've often collaborated or sent clients back and forth. It's nice to know you have someone you can trust in an area that they are more familiar with. I was so swamped at the time that I brought in an associate and fellow CCG agent, Richelle. Between her and I we scoured the bay area finding the... right spot for Queena and Chris. As we explored more properties we started discovering their tastes and which floor-plan "types" they leant towards. Newer more turn key properties seemed to be their focus. They were staying in Santa Clara near Queena's brother and had developed an affinity for the area. As fortune had it, a new development opened up in our area. We immediately made an appointment to the Sales Office and toured that weekend. After viewing the models, Chris and Queena decided this was the property for them. So we returned to the Sales Office and started looking for the ideal location within the complex. With new builds I have found that it is easy to lose sight of the fact that in 2-3 years, the only thing that sets you apart from your neighbors is your micro location. The luster of "new" is worn out. Where does your unit sit within the sound corridor, what are you looking at when you gaze out the window. Our site established we started the "hurry up and wait" part of the process. You can see how long the build took, the tour and signing made pre-mask. The final walk through post mask mandate. For the buyers, having a house being built during a Pandemic can be wrought with anxiety. What is going on with property values. We checked in regularly after I attended the Virtual SCCAOR and NAR town halls. I shared the belief that there was going to be a V-Shaped recovery. Yes, there was a dip in March and April. The oracles were right; by the time the build was completed, the property had actually seen significant value gains from our purchase price earlier in the year. Congratulations guys!
