My client was interested in seeing this listing, but when I looked it up it appeared as though only cash could be used to purchase this home, which was curious to me. Turns out it was missing a vanity and a toilet in the master bathroom because of a small leak, and in order to obtain financing you need to have these items in place. E X P E R I E N C E : Having been through the short sale mark...et of ‘07-‘08, I offered a suggestion to the agent that meant two things- she could entertain offers from buyers obtaining financing AND it would potentially give my client a shot at this home he wanted. C R E A T I V I T Y : I suggested the listing agent (or my buyer) install a vanity and toilet before the appraiser’s appointment and bill the work through escrow, since both my client and the seller didn’t have a lot of extra cash for the job. Happiest of birthdays to my little hippy child. Barefoot 99% of the time, running around in her undies 50% of the time and saving animals with about 75% of her time. She’s a natural at nearly any sport she attempts.... She’s an artist, working on her craft in one way or another almost daily. She’s the best snuggler and has the most empathetic heart. She feels it all, but keeps her strength and composure at the forefront. She knows who she is, knows what she wants and knows what she likes. It’s impossible to sway her. She’s clever, witty and wise beyond her years. Anyone she allows to be close to her must be special, because she’s very selective. She’s got a heart of gold and is loyal beyond belief. And, I’m so damn lucky to call her mine.
