They are specific and provide data upfront, making it easier for others. Today’s tip for home owners, ask the potential listing agent if they provide a cell number and email address in the agent multiple listing service so other agents can easily contact them? Silly, I know. But I’m still waiting for direct contact information from an agent so I can show his listing. I’ve emailed him and left a voice mail at his office. Everyone else has been texted Waiting.....

DID YOU KNOW? Did you know that 43% of licensed agents do zero transactions in a twelve month period? 40% do 3.2 or fewer transactions. 17% do four or more transactions. Quite honestly most full time self supporting agents do more than four. To the rest of the world it looks easy. But, that’s what a full time professional does. We know our business well enough to anticipate issues before it becomes a stress for you. My saddest conversations with people who’ve just bought a home is when they realize their coworker friend with a license cost them several thousands of dollars. It may be an easy license to acquire but, it’s a very complex business. It should be left to the professionals.

Who’s on Your Side? New buyer excitement in a home purchase is fun. We all want to hear that something we want can be done. The faster the better. What makes home buying stressful is an inexperienced agent who wants to get a client into escrow without making sure all of the buyer’s ducks are in a row first. What happens when enthusiasm collides with inexperience? Let’s say the buyer has the income but there are unknown factors on their credit because they haven’t yet discove...red the details. The agent just figures, get them into escrow and work out the details later. Sometimes those unresolved details can tank the entire process. Or, sometimes, the seller will allow the buyer the extra time to work out the details as long as all of the contingencies are removed, including putting the buyer’s deposit at risk, should the buyer not be able to close or, close on the new agreed upon time. Some transactions will have little glitches. But, nothing difficult should show up in the actual transaction providing the agent has been a proper guide and consultant to their client before entering escrow. It is difficult to say that an agent with an attitude of shoot, ready, aim is just being enthusiastically incompetent or is being greedy? Whatever the case, any agent who rushes a client into escrow without making sure they even have a loan to buy a house, is definitely not on the buyer’s side. If you have an agent who is making sure your details are in place it means they respect you and are concerned for your wellbeing. Give them the respect and consideration they deserve and stay loyal! You will have a lifelong trusted friend whom you can call on with your real estate questions and concerns. See more
