An eviction moratorium interrupts the revenue needed to pay employee salaries, mortgages, property taxes, maintenance and utilities. The eviction moratorium affects us all. As the federal eviction moratorium is set to expire at the end of the month. Rather than extend it, CalRHA is advocating for better solutions such as rental relief programs that have been adopted in California.
Rental relief is now available for rental property owners under SB91 -$2.6 million in funding. This week we hosted a webinar to help answer questions about the program, eligibility, the application process and more. You can find the webinar presentation and recording here, https://cal-rha.org/ca-covid-rent-relief/. Next week we will be add an FAQ section, so keep your eye out for that. We supported SB 91 and we hope you will share these resources with your network.
The headline of this article says it all: Small landlords left struggling when renters stop paying. Read the full article here and the devastating impact of this crisis on home service providers across the state. https://calmatters.org//small-landlords-left-struggling-w/

"Like the last housing crisis, this economic upheaval [ #Prop21 would bring] will lead to large corporate landlords and hedge funds swooping in...devastating small landlords and forcing tenants out of their homes." https://t.co/06lpuzpy4J?amp=1
The Sacramento Bee #Prop21 RECOMMENDATION: VOTE NO "...under the rent control being proposed, the incentive to build market-rate units could disappear. That, in turn, could lead builders to avoid such projects, worsening the housing crunch." https://www.sacbee.com//election-end/article246311835.html

There’s no need to pile on yet another disincentive for building badly needed rental housing. The Press Democrat recommends a no vote on Proposition 21.- Pres...s Democrat Prop 21 will reduce California’s rental housing supply. Vote NO! #AffordableHousing https://www.pressdemocrat.com//pd-editorial-no-on-21-rent/
"Despite being implored to take big steps by Gov. Jerry Brown and state Sen. Scott Wiener, Democrats who control the state Legislature have done little to increase the supply of housing and address the demand that keeps rent so high. Instead, their focus has been on subsidized housing that costs a lot per unit and helps a relative few families and on rent control, which the vast majority of economists agree discourages the new housing construction California so desperately needs." COVID-19 has impacted everyone, including rental housing providers. 'If these properties fail, a cascade of negative outcomes ensue,' the Terner Center warned. Wall Street-backed firms will scoop them up, leading to consolidation, the loss of local wealth-building opportunities and higher rents." https://www.ocregister.com//eviction-bans-taking-a-bite-o/
