Del Amo - 21515 Hawthorne Blvd, Torrance, CA 90503 - Del Amo Crossing was a ground-up, shell project consisting of two buildings. The first building was a 65,221 sq. ft. two-story building with two floors of underground parking. The second building was 8,260 sq. ft. Both buildings are structural steel with extensive site work and glazing. FitBit - 15255 Innovation Dr. Suite 200, San Diego, CA 92128 - This project consisted of private offices, open office spaces, a break room, game room, showers, locker rooms, and electrical/mechanical labs. The specialty equipment installed included compressor, generator, RF screen rooms (Copper), data center, complete audio-video system & card access system. The design features included an open ceiling concept with exposed infrastructure, polished concrete, reclaimed lumber, full-height walls with exposed studs above typical ceiling height and high-end lighting and tile. La Jolla YMCA - 8355 Cliffridge Ave, La Jolla, CA 92037 - This project was a major renovation of an occupied YMCA facility. The center remained open throughout construction. The scope of work included two new swimming pools, a spa, a children’s splash pad, mechanical room for the pool. Crinetics Pharmaceuticals - 10222 Barnes Canyon Rd Bldg 2 San Diego, CA 92121 - This project started with demo and asbestos abatement of the entire building. Upon entry, space opens to enhance one’s sense of arrival in an 18 tall prayer volume, expressed in concrete, and glass with wood features. This space had truly unique finishes. The entry contained a feature wall and column that were both clad in reclaimed lumber. The backsplash in the break area was done out of 1’ 2 river rock. There is open ceilings in the work areas and forty five surf boards are suspended by cables instead of a standard ceiling grid. Take Lessons This project started as a single page concept plan. We then assembled a preliminary proposal based on the type of construction the customer wanted. We presented ideas to get the same look, but for less cost, and then we revised our budget based on the meeting. The Irvine Company leasing agents were then able to make the deal with the customer, and at that point Gensler was hired to complete a full set of plans based on our scope. Bycor was awarded as the low bidd...er and we ended up being around $5,000 under our budget price and on time. Take Lessons was a class A tenant improvement with a modern design. The ceilings were open with exposed sheet metal duct, stained concrete floor and reclaimed wood features.
