Hi everyone, it’s me Brian the Home Loan Guy & REALTY! Please take a moment to read what I have written below, I think you will find this interesting and very useful as well, so here goes In 2015 a customer of mine purchased a home in Temecula, CA for $409,000. They put 20% Down and received a 30-Year Fixed Rate at 3.750%. Their loan amount was $327,200 and they had $0 Debt at the time they purchased!... Fast forward 6 yearsthey owe $287,590 on their mortgage and have $50,744 in outstanding debt (credit cards, personal loan and a car loan). When you combine their current mortgage balance and outstanding debt, they owe $338,334. They owe more now, 6 years later, than when they purchased 6 years prior! With current market interest rates at historical lows and market appreciation at all-time highs, I was able to utilize the equity in their home to consolidate all of their debt into a new mortgage, at a much lower rate and save them $1374 per month! These clients are now DEBT FREE once again and saving $1374 per month. Oh but wait, there’s more I showed the clients if they were to take the monthly savings of $1374 and apply it back to the principal balance on their new mortgage each month, they could pay off their home in 12 years! Remember, these clients were 6 years into their 30-Year loanso they had 24 years remaining on their mortgage and were $50,000+ in debt! By simply restructuring their finances and re-directing the same amount of money they were spending each month, they are now DEBT FREE and could own their home outright in just 12 years! Think about that for a moment, it’s pretty powerful stuff! I want you to know Brian the Home Loan Guy is more than just a LenderI am also an educator!
