THE EVICTION CRISIS IS GENTRIFICATION In Los Angeles renters are plagued with the stress of paying rent that can raise more than 3% a year. Although the rent control laws in Los Angeles prohibits raising rent more than 3% per year, renters in general are plagued with the decision to stay in their homes after the year lease is up or move out to avoid paying the new rent increase they received in their 60 Days-Notice to Terminate. Today a new law was temporarily enacted that te...mporarily helps the tenants under rent control areas. Despite this temporary housing law, it’s not even a bandage on the problem renters are faced with. Every other day I get calls from renters seeking help to defend against their eviction due to them falling behind in paying rent that was increased. Most renters are not protected by rent control, therefore the landlord is optimistically increasing the rent. For those under rent control, the landlord is strategically waiting for them to fall behind in rent or slightly breach the lease so that they can take advantage of a loophole to evict the tenant and then raise the market value to rent out the unit for a higher price. In some cases, the landlord is offering to pay the tenant to move out. This is a result of the mortgage, and property value going up in Los Angeles, and the landlords that are faced with rent control are not making the profit they need from their renters due to the mortgage going up and not being able to raise the rent more than 3% to renters protected by rent control. As the property value goes up in Los Angles, more and more renters are being evicted and relocating to areas in California that are affordable. Meanwhile, future renters that can afford the rent are moving in. To protect yourself from becoming a victim to an eviction that is plotted against you, please pay your rent on time and abide by the lease terms. If you know you can’t pay the future rent, then either find a second income quickly, or find a place to rent that is affordable. If not, you will be evicted and potentially homeless. The homeless numbers in Los Angeles are increasing due to predatory eviction schemes, and tenants must increase their income or move out. In my opinion, this is merely gentrification at its best.
