The Citi Panic/ Euphoria index, which is a great contrarian indicator, is at an unprecedented level of enthusiasm in the history of this index. After hitting 1.83 last week and 1.28 two weeks ago, it is now at 2.01. Anything above .41 is considered euphoria, so we are at almost 5 times that level. This indicator would lead us to believe that Stocks may be due for a pullback. If that were to occur, we could see money come into the Bond market, which would push MBS prices higher and rates lower. When you shop for a mortgage, it’s important to know your debt-to-income ratio (DTI). DTI is the percentage of your monthly gross income (before taxes) that is applied towards paying monthly debt. A low DTI ratio shows there’s a good balance between debt and income. If the DTI ratio is on the higher side, you may have too much debt for your income. There are two types of DTI ratios that mortgage lenders use: Front-End DTI and Back-End DTI. FRONT-END RATIO... Uses the monthly gross income to determine the percentage going toward housing costs.
