Today is loan doc signing day with @j_severance and Steve! This means that tomorrow we close escrow thanks to @sue550, who facilitated a quick close so our clients can move in and celebrate their son, Colby's birthday this Saturday. It’s appraisal day at our beautiful listing on 2218 Mesa Avenue today, and I arrived early. As a listing agent it's important to communicate to your sellers that the house needs to look its best for the appraisal just as we did for showings. I always arrive early to turn on the lights, and make sure the appraisal photos will look their best, after all....an appraisal management company also reviews photos and information, and photos are what an appraiser will use to make comp...arisons and adjustments when looking at your home vs other homes in the area. Another important part of the appraisal is to provide the appraiser with as much information about the property as possible. I always have my sellers prepare a list of the improvements they have done at the home included the year that each improvement was completed. This also helps appraisers to make adjustments and to provide a more accurate report. I have talked with some listing agents who never even show up to the appraisal and who don't give the appraiser any information to go by. Most appraisers are super busy these days, so it really helps provide the most accurate information possible to help all parties to the contract.
