Financing large purchases causes your debt-to-income (DTI) ratio to increase. Lenders set DTI limits so their borrowers are able to comfortably afford their mortgages now and in the future. If your purchases cause your DTI ratio to reach or exceed the lender’s limits, it can result in an increase in your rate, or worse, a loan denial. Proceed with caution.
