Ready for step 3 of the Simply Selling process? Show it. Once you’ve shared your home with the world, it’s time to face those showings like a boss. And here’s the thing. If you’ve cleaned, decluttered, and cleaned again, you’re well on your way to wowing buyers the second they step inside your home. ... When the showings come (and they totally will!), stay calm, cool, and collected with these six tips: Have a plan. In a perfect world, you’d have at least a full day’s notice to get ready. The reality is, you may only have minutes. Before your first showing, make a list of tasks in order of importance. Don’t be afraid to throw laundry, toys, or small appliances in the car to keep them out of sight. Short on time? Swish the toilets, run the vacuum, and take out the trash. Give buyers space. Buyers need to picture themselves living in your home. That’s kinda hard to do when you’re lingering nearby. Give them plenty of time and space. Think neutral. Get any room ready with a few neutral pillows, baskets for easy stowing, and slip-covers to cover outdated furniture. Clear the counters. Clear kitchen counters, store small appliances, and swap out family photos with less personal prints. Don’t forget Fido. While you love your furry family member, sadly, not every buyer will. Make sure your dog or cat has a place to go that’s out of sight and sound during showings. Take out the trash (yes, literally). Before a showing, make sure garbage is in its right place far away from buyers’ sensitive noses. . . . . . . . . . . #simplyselling #homeselling101 #homesales #forsale #sellinghouses #readytosell #sellingprocess #undercontract #escrow #inescrow #negotiations #negotiating #sold #californiarealtor #modestorealtor #modestorealestate #modestorealestateagent #modestorealty #modestohomes #centralvalleyrealestate #stanislauscountyrealestate #209realestate #209homes See more

Goofs, blunders, slip-ups, and mistakes...they are a part of life, no? But when it comes to decorating your home, they don’t have to be. Keep your home looking pulled together by avoiding these common decorating gaffs as told by expert interior designers: Thinking everything has to match. Matching sets may be easy to purchase, but they don’t reflect your personality. Take your time selecting pieces that yes, coordinate, but also reflect your unique style.... Using the wrong size rug. The experts say family room rugs should be big enough to fit the front feet of all furniture on the rug, so don’t skimp on size when picking out your next rug. Hanging curtains too low. Hang curtains just below the ceiling (not slightly above the window), and allow them to extend all the way down to the floor. Placing furniture against a wall. Unless it’s a tight space, putting sofas, chairs, and end tables against a wall often leaves large, empty spaces making cozy conversations almost impossible. Don’t be afraid to move things around and even float your furniture. If you’re looking for a new home to decorate just to your liking, give me a call. I’d love to help! . . . . . . . . . . #asktheexperts #interiordecorator #interiordesign #interiordecorating #interiordecor #designtips #homedecor #homedecorating #designtricks #designinpiration #designinspo #refresh #restyle See more

If you’re looking to take advantage of this fall’s incredibly low-interest rates, your credit score is going to be the difference between a so-so rate and a rate that has you bragging to your buddies. So before you send in that loan application, boost your score with these quick tips: Keep credit card balances low. Thirty percent of your credit score is based on the amount you owe, so you want your balances to be as low as possible.... Pay all your bills on time and in full. You can also send in payments twice a month to keep your running balance even lower. Check your credit report for errors. You’re entitled to one free report every 12 months. Go over it carefully to check for mistakes that might be lowering your score. Don’t close unused cards. An open line-of-credit with a zero balance shows wiggle room in your budget, so leave zero-balance cards open before applying for a loan. If you’re looking to buy a home (and get an out-of-this-world interest rate), give me a call. I’d love to help! . . Today we pause to remember one of the darkest days in our country’s history September 11, 2001. No matter where you were that day, and no matter where you find yourself this day, let’s all take a collective breath, linger a tad longer in the embrace of a loved one, and be thankful for all the blessings we have. To the family, friends, and loved ones directly impacted by the events of that 9/11, we will never forget. ... . . . . . . . . . . #911 #september11 #nationaldayofrememberance #neverforget #neverforget911 See more

It’s time for step two of the Simply Selling process: Advertise It! You’ve worked your tail off getting your home ready to list it has never looked better, and you can’t wait to share it with the world. Curious how to advertise your home? Here are five ways to get it in front of potential buyers and make a great first impression:... Create a gallery of stunning photos. Your listing photos are your first showing. Get ‘em right the first time with a photographer who knows real estate and how to identify and highlight your home’s best features. Write an appealing description. A property description is more than a list of lifeless facts and stats. It’s an opportunity to tell a buyer what sets your home apart from the rest. Research listing price. Location, size, age, comparable sales, and upgrades all play a role in determining your home’s listing price. A realtor will analyze the latest market data to zero in on a listing price they feel confident in, and you feel great about. Choose a marketing strategy. Marketing your home is more than listing it on Zillow, Realtor.com, and Trulia. Your realtor should use every possible outlet to market your home Facebook, Instagram, virtual tours, flyers, email blasts, and open houses. Nothing is off-limits! When you’re ready, reach out to a Realtor (like me!) who knows your neighborhood and can market it to the world. More questions? Shoot me a message and let me help out! I'm more than happy to help you get your home on the market and SOLD! . . . . . . . . . . #simplyselling #homeselling101 #homesales #forsale #sellinghouses #readytosell #sellingprocess #marketing #marketingstrategy #realestatemarketing #undercontract #escrow #inescrow #negotiations #negotiating #sold #californiarealtor #modestorealtor #modestorealestate #modestorealestateagent #modestorealty #modestohomes #centralvalleyrealestate #stanislauscountyrealestate #209realestate #209homes See more
