This hidden enemy has taken its toll on commercial real estate here in the South Bay and beyond including at my campus at The University of Southern California. The impact of this unprecedented crisis will be many tenant bankruptcies and resulting devaluations of commercial properties across the board.

The WSJ posted this article on 3/25 stating that SL Green Realty Corporations agreement to sell former New York Daily News headquarters for $815 million collapsed after buyer's financing pulled out. The 37 story building on East 42nd Street was featured as the fictional Daily Planet building in the movie Superman. In this case, the lender pulled out due to the risks associated with the purchase and the buyer was defeated in his efforts to purchase the asset. Commercial real estate's bull market run has ended and adjustments in valuation are certain to follow. This scenario will be common and LTV will be lower in order for lenders to protect their positions.
