What role does your prelim play in the real estate process? A preliminary report is a report prepared prior to issuing a policy of title insurance that shows the ownership of a specific parcel of land, together with the liens and encumbrances thereon which will not be covered under a subsequent title insurance policy. The preliminary report lists, in advance of purchase, title defects, liens and encumbrances which would be excluded from coverage if the requested title insuran...ce policy were to be issued as of the date of the preliminary report. The report may then be reviewed and discussed by the parties to a real estate transaction and their agents. Thus, a preliminary report provides the opportunity to seek the removal of items referenced in the report which are objectionable to the buyer prior to purchase.

By now you probably heard of Fed rate reduction to 0%. That doesn't nessesarity mean that mortgage rates or credit card rates will drop to 0% I wish they would, at least for a few months to allow consumers to catch up on existing debt...Current low rates have already caused a boom in refinance activity. And demand among home-buyers remains elevated, in spite of the short supply of homes for sale. As a result, lenders don’t need to give Americans much more incentive to apply f...or new home loans. Credit card companies like Discover already started to automatically reduce current interest rates for existing consumers. BUT BE CAREFUL OF THE POTENTIAL SCAM THAT THIS STIMULUS CAN TRIGGER! -if you get a call from your credit card company don't release your personal info until you are 100% sure this IS the actual bank. -if you get a call from your cell phone company informing you of a refund due to you, do NOT release your information. Cell phone company will NOT call you for this. -if you receive a letter from your lender offering you rate reduction but asks for banking or personal information, please make sure to call YOUR lender on the NUMBER on your actual statement and NOT on the letter.
