I guess it’s that time of year when we all post our Glory Days. I grew up in a tiny town in the middle of of nowhere. I had never left California. Joining the Marine Corps was hands down the best thing I ever did. I left McFarland 22 years ago today. The first glimpse of daylight was getting rushed by our Drill Instructors to the barracks and seeing the Marine Corps Birthday parade for the first time. Great blog post. I talk about this all the time with people. Everyone wants to jump forward and go see homes. If after we talk I feel comfortable with you. No problem lets go but that is your one freebie.... The hardest part of buying a house is getting a loan. Once we know what you can afford. Then we build a game plan to make sure you succeed and get what your looking for in your price range. Without the pre approval we are just throwing darts in the dark. Or we ma...ke the mistake we look at homes that are just out of reach for you. A lot of people make this mistake looking at homes that are just $25-$50k above where they qualify for and fall in love. Well unless you have the ability to make more money those homes will stay $25-$50k out of reach and you will go forever wanting something you cant have because you did not take the time to talk with a lender. Let me know if this helps. I have a great lender I can connect you with and explain this whole process to you and make it fun and easy!!!

Here is some great information on what the property tax rates are for each city in San Diego County. When you are going to buy a home a big part of the payment is your TAXES!!! Depending on where you live has a big effect on how much you pay for taxes. Some cities are higher than other but that is not always a deterrent especially if the cities properly use this money to put back in the city and it makes it a great place to live. I can think of a few cities that do a great... job of keeping up the community and are always working on ways to improve the lives of the people of their community. This current market here in San Diego is crazy!!!! So this summer was far from normal. The majority of the people I help are VA buyers (active duty) or first time homebuyers. The majority of those first time buyers are blue collar workers (cops,nurses, and teachers). Most of the people I talk to have saved for years to get the money they need to cover the downpayment and closing costs. Depending on the buyer or type of loan that’s $10,000-$30,000 that they need to buy a hom...e. (Everyone is different and there are programs that help with down-payments and closing costs) This whole summer has been hard because most of the houses that I have offered on have had up 37 offers and have gone for over $100,000 over asking price with buyers waiving contingencies. When you buy a house the buyer has a few contingencies to protect them and their money. 1. Inspection- you have the right to inspect the house and to see if you are okey with the house to proceed forward and purchase if you are okay with everything. *Remember every house is sold AS-IS you have this time period to see if you are okay with the defects or if the seller is willing to make repairs. The sellers do not need to make any repairs and if any other agent tells you different find another agent because they are lying to you. 2. Appraisal- This is the bank protecting its assets and your future asset. This is a third party not connected to the bank or the seller that gives their independent value of the home based on the current market conditions. *Most people base it on the house next door or down the block. That doesn’t always work. We look for apples to apples comparison (20% above and below square footage / similar sized lots / sales with in the last 6 months / no further than 1 radius mile in the same zip code / in the same or similar neighborhood) 3. Loan- So this is where you the buyer proves to the bank that you are a qualified buyer. The verify you are employed in the same or similar job for the last 2 years. You have a history of paying back loans and credit cards. That you have enough money in the bank to cover the downpayment and closing costs for the home that you want to purchase. This is a pretty easy process. The bank just needs a few items to start their loan. 2 years of taxes. Your last 2 bank statements. Your last 2 check stubs. That’s it!!!! Once the bank does their work and they say yes you can buy or no you can’t buy. Most agents will have you work with a good lender to make sure you know all this upfront.
