As the election is rapidly approaching, we are beginning to see commercials and ads about the many propositions that will appear on the ballot. Often times, you will see opposing ads about the same proposition that can lead to uncertainty about what is really going on. After learning about the harmful impacts Proposition 15 will have on property owners, tenants, and business owners alike, it is hard to see any benefit to voting yes on the proposition. My latest article examines the impact of Prop 15 on property owners, local businesses, and consumers. #industrialrealestate #commercialproperty #industrialproperty #cre #commercialrealestate #sandiegorealestate #sandiegorealestate #industrialproperties #investmentproperty

A sale-and-leaseback enables the owner/occupant of a property to sell it to an investor/landlord while continuing to inhabit the property and maintain operational control of their business. The seller then ends up being a lessee of the property while the buyer becomes the lessor. Raising capital through a sale-leaseback transaction offers property owners the advantage of tapping into an asset, which is typically illiquid and tied up in property ownership. Specifically, the se...ller regains the use of the capital and can retain possession and operational use of the property for the lease term. he seller typically receives more cash than he or she would if he or she were going through conventional mortgage financing. #industrialrealestate #cre #commercialrealestate #property #commercialproperty #realestate #industrialproperty #sandiego #sandiegorealestate #propertyinvestment #industrialproperties #investmentproperty #sandiegobusiness

San Diego Industrial - Escondido Submarket Insights: Going into the second half of 2020, Escondido continues to have limited available inventory on the market. Vacancy in the submarket has ticked slightly higher to 3.1% this past quarter but still continues to outpace San Diego county’s average vacancy rate of 5.04%. The Escondido market is comprised mainly of owner-users and private investors, with no new speculative industrial deliveries or projects under construction. This... limited inventory and the unique size and build of these buildings keeps the vacancy rates low and the price per square foot at all-time highs, even with the coronavirus causing uncertainty for businesses. #cre #commercialrealestate #commercialproperty #industrialrealestate #industrialproperty #sandiegorealestate #industrialproperties #marketreport #escondido
