But how do you do that? Well, with proper staging! Here are a few quick tips - Before you dive right in and start a Target home decor haul, declutter and clean up! You want your home to be tidy, yet still feel lived in. ... Add accents that pique interest for areas that are often ignored such as the top of the stairs or a corner of a room. These small design elements draw attention and intrigue prospective buyers to keep exploring while keeping their interest. Is your area known for something, for example a quiet, grassy community? If so, add something that speaks to that! In the case of the community just mentioned, a hammock in the yard and a porch swing out front would be a perfect representation of what prospective buyers might experience! Go neutral! REALTOR RECOMMENDATIONS - FLOORING & SELLING YOUR HOME In this new series discussing what tips, tricks, and tactics help homes fly off the market we are going to be starting from the ground up literally. Flooring may not seem like that big of a deal to you (the seller), but when putting your home on the market it can actually heavily influence a buyer’s opinion and offer. In fact, just as unattractive curb appeal, smells, or sounds can cause a buyer to walk away, the s...ame can be said for flooring. So what do home buyers prefer? Well, hardwood flooring is usually #1 and is extremely desirable not only for its appearance, but for its longevity as well. Did you know that the oldest hardwood floor is from the 1600’s? Yeah, neither did I until recently! In addition, the National Wood Flooring Association partnered with real estate agents across the nation and found that identical homes without hardwood flooring sold for around 10% less than homes that did. And while this may vary depending on the market, in my experience I have also found hardwood flooring to be most preferable. But what if hardwood flooring isn’t an option? In that case, I personally recommend vinyl or laminate. They have the appearance of hardwood, are easy to clean, maintain, and are relatively difficult to damage. And with developments in flooring technology, some vinyl and laminate floors are waterproof as well! But what if you are set on keeping your currently carpeted floor? Well, that is alright too! Not every buyer is searching for the same thing and some actually love and prefer it. Just make sure to have your carpet cleaned so it is on its best performance when it comes time for the offers to start rolling in. So that concludes one of my first realtor recommendations!
