This is coming back around as homes above $400,000 are starting to sit again. And in some neighborhoods, we have a 6 month supply; which is a buyer's market.
What a crazy market! I look for patterns and data to support current market trends. Historically, December has always been my best month; might be because investors and banks all need to have things completed by the end of the year. That being said, I see some properties sitting; others that should sit get 7 offers in a day despite that its over-priced and the model-match right around the corner for less is sitting. Homes sit for weeks and then get multiple offers all in a m...atter of a few hours. I hear many agents advise their clients not to write on a home because they don't want to get in a bidding war; if you don't play the game, you can't win it. (Stop being lazy! Writing an offer does not take that long. Just advise your clients to not emotionally invest until they are in contract and some should wait until after inspections.) I thought it was just me but after speaking to many experienced agents, they are seeing and experiencing the same thing. It's still a great time to buy or sell!
