New laws were voted in Jan 1, 2020. These new rules apply to all property managers, realtors and owners. Secret shoppers have been employed by the Riv Cnty Housing Authority to impose fines. 1. Qualifying criteria must be set prior to marketing, any exceptions once set are subject to fines. It isn’t up to me and I can’t be bribed or persuaded to make an exception for you.... 600 credit score or higher 3 times the rent gross income Never been evicted Move in date by mid November. Pets are on a per case basis after the above criteria is met. 2. Applications must be processed in the order received one at a time or subject to fines. Application fees are refunded to later apps once a prior tenant is approved. 3. We are receiving 100’s of calls a day, do not call, email please. Calling doesn’t help you. 4. Be nice! We are not tolerating abuse and will refuse service. This is difficult for us too. 5. We have not been showing houses to everyone since March, it’s too risky. Virtual tours are being provided. Approved tenants only are walking through properties prior to placing a deposit. 6. DO NOT DISTURB the current occupant, NO EXCEPTIONS. They have been instructed not to answer the door and call the cops if you bother them. I hope this helps you understand the process better.
